Palace Realty provides “Entry Only” MLS Listing Services. This means we will post property information you provide into the Multiple Listing Service (MLS) on your behalf. Our role is limited to submitting your property details into the MLS.

We are not acting as your full-service real estate agent. Unless otherwise agreed in writing, we do not provide:

• Property marketing beyond the MLS posting.
   
• Buyer representation.
   
• Negotiation services.
   
• Legal or financial advice.
   

To use our services, you must:

• Be at least 18 years of age.
   
• Be the legal owner of the property or authorized to list the property for sale.
   
• Provide accurate, truthful, and complete information.
   

When using our Website and services, you agree to:

• Provide complete and accurate property details, photos, and disclosures.
   
• Comply with all applicable federal, state, and local real estate laws and regulations.
   
• Update us immediately if your property status changes (e.g., under contract, sold, withdrawn).
   
• Be solely responsible for communicating with buyers, agents, and other parties regarding your property.
   

• All service fees must be paid in full before your listing is submitted to the MLS.
   
• Fees are non-refundable once your listing has been posted.
   
• You are responsible for any costs associated with updating or renewing your listing.
   

Palace Realty does not guarantee that your property will sell, receive inquiries, or result in any particular outcome. Our responsibility is limited to entering your listing into the MLS.

All content, design, and materials on the Website are owned by Palace Realty and may not be copied, distributed, or used without permission.

To the fullest extent permitted by law:

• Palace Realty is not liable for any damages, losses, or claims arising from your use of our services or inability to sell your property.
   
• You agree to indemnify and hold Palace Realty harmless from any claims, disputes, or liabilities related to your property or listing.
   

We reserve the right to refuse or terminate services at our discretion, including if:

• False or misleading information is provided.
   
• Payments are not completed.
   
• You violate these Terms or applicable laws.
   

We may update these Terms from time to time. The updated Terms will be posted on this page with a new effective date. Continued use of our Website or services means you accept the updated Terms.

These Terms are governed by the laws of the Commonwealth of Massachusetts, without regard to conflict of law principles.
